Examining median sales prices helps buyers anticipate what they can expect to spend on a home in a given area. In the chart above, the median price is that where half the homes sold in Los Alamos County were cheaper and half were more expensive than the median. The chart reflects a strong upward trend between 2016-2024, suggesting that buyers spent more YOY and sellers saw greater returns on their real estate investments. In 2025, we began to see a slight downward trend, with the median sale price dropping from $610,000 to $589,000.
